Before You Begin:

Complete one application for each adult applicant (18 years of age or older). You will be denied rental if you misrepresent any information on this application. If misrepresentations are found after a rental agreement is signed, your rental agreement will be terminated. A nonrefundable rental application fee of $120.00 is due when you submit the application. APPLICATION FEE MUST BE RECEIVED BEFORE WE CAN PROCESS YOUR APPLICATION. All requested information on this application must be completed.

By submitting an application you are stating the following: I hereby authorize the Landlord/Landlord's Agent to verify the information contained herein. I further authorize this Landlord/Landlord's Agent to order a consumer credit report and verify other credit information. According to the "Fair Credit Reporting Act", I am entitled to know if the tenancy is denied because of information obtained by my prospective Landlord/ Landlord's Agent from a consumer credit reporting agency. If so, I will be notified by the Landlord/Landlord's Agent and will be given the name of the agency or the source of the information.

By submitting an application and entering your name and date, you are signing this Agreement electronically. You agree your electronic signature is the legal equivalent of your manual signature on this Agreement. By selecting "I Accept" you consent to be legally bound by this Agreement's terms and conditions.

SECURITY DEPOSIT POLICY
1. Score of 700 or above: standard security deposit
2. 650 – 700: 1.5 times security deposit amount
3. 600 - 650: two times security deposit
4. 600 or less: not acceptable
5. More than 60 days late on payments within the last 24 months: not acceptable or guarantor that meets both credit and income criteria.
6. Bankruptcy within the last five years: not acceptable or guarantor that meets both credit and income criteria.

INCOME POLICY*
1. Gross income must be three times rent; and proof of income must be provided.
2. If two applicants, total gross income between the two.
3. If less than the requirements above, one month’s rent as a security deposit or co-signer/guarantor.
4. Required proof of income includes:
a. two (2) most recent paystubs OR
b. offer letter OR
c. consecutive bank statements from the past six (6) months verifying income, if the AppFolio Income Verification system does not work.
d. The most recent tax filing may also be required to verify income.
e. All applicants under (a) and (b) will also be screened using the Income Verification system.

Applicant Screening Criteria
To facilitate your move, we have outlined the criteria for the approval of your application. We hope by doing so you will be comfortable to proceed with the application process.

Income Eligibility
Rent should exceed three times your gross monthly income. All sources of income included on your application will be considered and verified. We seek to verify a minimum of 2 years of employment history.

Prior Evictions
If a judgment of eviction has been entered against you within the last five (5) years your application will be denied.

Credit History
Your application will be denied if a money judgment has been entered against you within the last five(5) years and you have not satisfied the judgment by paying all monies owed. Your application will also be denied if your credit report indicates that you have an account that is past due by more than sixty (60)days. If you have only one minimally past-due account your application may still be considered if a reasonable explanation for the delinquency is provided.

Landlord References
Current and previous landlords will be contacted to verify your residency, the timeliness of rental payments, and other residency-related issues. Public records are reviewed for any recorded landlord complaints. We seek to verify a minimum of 3 years of residential history.

Criminal Convictions
If you have been convicted of manufacturing or distributing a controlled substance as defined in sec. 102of the Controlled Substances Act (21 U.S.C. 802) your application will be denied. If you have been convicted of any other crime that shows a demonstrable risk to tenant safety and/or property within the past six (6) years your application may be denied after consideration of the nature and severity of the crime and the amount of time that has passed since the criminal conduct occurred. Additional factors may also be considered on a case-by-case basis. You should provide any mitigating information or documentation that you would like to be considered regarding any prior conviction along with your application.

CO-SIGNER/GUARANTOR
A COSIGNER/GUARANTOR AND/OR ADDITIONAL SECURITY DEPOSIT MAY BE REQUIRED IN THE CASE OFONEOF THE FOLLOWING: 1) Unsatisfactory credit rating; 2) Unsatisfactory income requirements. If you do not meet one or more of the above criteria, you may be able to qualify for an apartment with a third-party guarantor. The guarantor must pass the sa
me application and credit screening process that you must pass, except the gross monthly income of the guarantor must equal 4 times the rental amount of the apartment.
